Giant tower work on hold for a year



CONSTRUCTION work on what will be Scotland's tallest building has hit a snag
which will see it delayed for a year.


Building won't begin on the Glasgow city centre site for another 12 months
as design changes have to be made to comply with new regulations and
the introduction of climate control targets.

The delay was confirmed today by developers behind the amibitous plan
for Elphinstone Place, a £120million teardrop-shaped building which will
tower over the M8 in the city centre.

The 440ft tall block will stand on the old Strathclyde Regional Council HQ
site at the corner of St Vincent Street and India Street.

The building will have 39 floors, more than 200 apartments, four glass-fronted
penthouses, a swimming pool, shops and offices.

It was to have opened in the run-up to Christmas. Although ground
preparation work has been done construction was delayed when the
developers brought in a new business partner who wanted time to review
the masterplan and the finances.

This has meant an application for detailed planning consent has yet to be
submitted to Glasgow City Council by Elphinstone Holdings, a Glasgow-based
consortium of private firms.

And the latest hitch, the delay caused by new building control regulations
and new climate control targets, will halt building work meanwhile.

I seen the plans of this last year.  The bar they want at the top will have spectacular views.  They hired a guy called Hawkeye to take images from the bar height,  the panorama will be amazing

thats the guy that has the little robot helicopter. I seen Him in Pollok before  Silverburn was built

That's him,  he has some great shots.  Done a presentation in Kilsyth not long back.

He does a lot of work for my employers, he puts the camera up on a balloon too attatched to his jeep. I have some cracking pics he gave to me.

Yeah he's a nice guy.  It's amazing the amount of permits and things he needs for some of the shots though.  The Council employ him for the shots then make him apply for permits, it's crazy.

Credit crisis halts city’s landmark tower plan (Evening Times)



Plans to site Scotland's tallest building in Glasgow city centre appear to have
been scrapped as a result of the global economic situation.


The team behind Elphinstone Place, on the site of the former Strathclyde
Region Council offices in Charing Cross, have reportedly confirmed the
£120m, 40-storey mixed-use tower will not go ahead as planned, and that
a fall-back project is not in place.

They have also said that the credit squeeze is behind the shelving of the
scheme.

It comes just weeks after the company behind the tower said construction
would be delayed a year because of planning issues, as reported by the
Evening Times.

The abandonment of the project is bound to fuel concerns over the
billions of pounds of development in waiting across Scotland, with sources
claiming public reports on the credit crunch are four to five stages behind
the reality.

Sources within the development industry also claim a number of
high-profile schemes are in jeopardy as the banks scale down their
lending and increase interest rates while funders are reported to be
pulling out.

Concerns were also raised over the weekend that the credit crunch could
prevent the Scottish Government achieving its goal of increasing the
rate of house building to 35,000 new homes per year by the middle of
next decade.

The Elphinstone Place scheme, a joint venture between Glasgow
developer Elphinstone and the now bankrupt Harrogate-based City Lofts,
had been scheduled for construction to begin later this year.

The landmark tower, which was to have a unique teardrop design, was
intended to house over 200 luxury apartments, 171,000sq ft in office
space, retail outlets, swimming pool, 230 car parking spaces and, given
its prominent position, would have been a beacon of a resurgent Glasgow
for travellers coming in from the airport on the M8. At 134metres high it
would have outstretched the 125-metre Glasgow Science Centre Tower.
