New Build Houses, are they good enough..?Having read a few of the recent articles about the monies being spent by the GHA on new build, and existing stock improvements....I am wondering who or what agency is monitoring these massive cash injections....?My daughter recently moved into a new build, brand spanking new house in Hickory Street, Springburn....and the problems surfaced very quickly...! A whole range of issues have met the tenants, but mostly, the complaints are of shoddy and substandard work carried out by contractors on behalf of new Housing Associations. Leaking sinks, shelves collapsing, wood finishes rubbish, heating systems not working, telephone lines not connected, grass areas dying because of no soil preparation, doors unable to open, etc, etc, etc. It strikes me that with so much planned for the future of our housing stock, that somewhere along the line, quality checks on build quality and finishing, will have to be seriously studied, so that in future years, prospective tenants will have a quality house to apply for.... Unfortunately, if what I have seen in Springburn is anything to go by, then there is big, big problems for us all in the not too distant future.....! |

Problems like that are common in privately built housing too.
The contractors usually have to fix any problems identified within a set period (usually a year) before they get thier final payment |

yes...I know all that, and know the 'official system' but the point I am trying to make is just how 'shocked' I was to see, first hand just how shoddy the overall workmanship was...throughout the area.
At least with the Council there was a whole range of recourse with bad-build, and/or shoddy workmanship, with these new Housing Associations, they themselves can seek legal compensation against contractors and get some refunds or whatever......the tenants however, are on to 'plums', and as the houses get older, then the 'real problems' are going to appear..... |
